Hi! I’m Seb Frey, the Real Estate Guy, and I’d like to thank you for visiting my web site, Santa Cruz Home Prices Dot Com. If you’ll spend a minute or two clicking around the site here, you’ll find…there’s really not much to it – but there IS more than meets the eye. For example, if you click on the “Santa Cruz Real Estate Value Data” link, you will see a page where you can look at Santa Cruz Real Estate listing and sales data broken down by month, quarter, year, city, and neighborhood, single-family residences or condos – you can also subscribe to that data and have it e-mailed to you periodically. Now, if you click on the “newsletter” link, you can download a copy of the most recent edition of my very insightful real estate newsletter. You can also sign up to receive the newsletter as a subscription, sent directly to your e-mail box as a PDF. You’ll also see that I have a series of pages that display real estate value data for different parts of the county. There’s a separate page for Aptos, Capitola, Santa Cruz, and so on – one page for all the “major” areas of the county. Each page contains data from Zillow, and also some tidbits from and…but the heart of this site, the one you’re at now, is the Home Value Report page, where you can request a custom Home Value Report (perhaps better known as a CMA, or Comparative Market Analysis) for any property in Santa Cruz – which will be prepared PERSONALLY by…me! I know, I know – you can get an estimate of your home’s value from any number of different web sites, such as Zillow, Redfin, Homegain, and the like – so why would you want to have one prepared by yours truly? Here’s why: the fact is, these automated web sites are usually wildly inaccurate when pricing homes in Santa Cruz. I believe that in an area like, say, San Jose, where there are endless subdivisions of cookie-cutter houses on cookie-cutter lots – an automated valuation system like Zillow will probably do a fair job – within, say, 5 or 10% – of estimating a home’s value. As I’m sure you know, OUR MARKET IS ANYTHING BUT COOKIE-CUTTER. It takes someone with a lot of experience in our local market to be able to tell you with a reasonable degree of accuracy what your property is worth. That’s where I come in. Valuing properties, especially in Santa Cruz, is an art form – and it’s an art that I have come to love and – and have gotten pretty good at. If you like, I’d be happy to meet with you at your property to take a tour – to get the most accurate estimate, it’s best that I get a peek at the inside of the home as well, to better assess the condition, upgrades, room sizes, and flow. If you’re not comfortable with that, I’m happy to just drive by your house and evaluate it, judging it by just what I see from the outside – this might yield a less accurate valuation but even so, the value I give will be much more reliable than anything Zillow is going to come up with.
